Blown-in attic insulation has no expiry date. Fiberglass is spun glass and cellulose is borate-treated paper, and neither one decays sitting on an attic floor. Left completely undisturbed in a dry attic, both will still be doing their job in eighty years.

That is the honest answer, and it is not the useful one. Insulation rarely fails because the material wore out. It fails because of what happened around it.

What Actually Ends Its Working Life

Settling

Loose-fill material compresses under its own weight over time, cellulose more than fiberglass. An attic blown to 14 inches when the house was built may measure ten or eleven inches now. Since R-value is a function of depth, that is a real loss even though nothing is visibly wrong. This is slow and steady, on the order of a couple of inches per decade.

Moisture

This is the big one in Houston. A slow roof leak, a failed AC condensate line, or a sweating duct will soak the material, and wet insulation loses most of its R-value. Our humidity means it does not dry out quickly either. Moisture is what turns a twenty-year problem into a two-year problem.

Traffic

Every trade that goes into your attic walks on the insulation. HVAC technicians, roofers, cable installers, plumbers, and you retrieving the Christmas decorations. Each trip compresses material along the path, and those paths tend to run right past the equipment that matters.

Pests

Rodents tunnel through insulation, nest in it, and contaminate it. Once that has happened the material has to come out. It is not a depth problem, it is a hygiene problem.

The code moved

This is the quiet one. A Houston home built in the 1980s or 1990s was insulated to the standard of its day, which was often around R-19. Current Department of Energy guidance for our climate zone is R-30 to R-60. Your insulation did not degrade. The target moved, and your house stayed where it was.

A rough working figure

In practice most Houston attics benefit from being reassessed somewhere in the fifteen to twenty year range, and sooner if there has been any roof leak, AC work, or animal activity. That is a rule of thumb for when to look, not a replacement schedule.

How to Check Yours in Five Minutes

You do not need anybody's help for this. Open your attic hatch with a flashlight and a tape measure.

  1. Look across the floor. If you can see the tops of the wooden joists, you have less than about 10 inches and you are almost certainly under-insulated. This is the single fastest test there is.
  2. Measure the depth in three or four different spots, not just by the hatch. R-38 is roughly 14 inches of blown-in material.
  3. Look for dark or discolored patches. Grey or rust-colored staining usually means air is moving through that spot, or water has been.
  4. Check the corners and eaves. These get skipped by rushed installers and they are where heat gets in.
  5. Sniff. Musty means moisture. Ammonia means rodents.

Do not step off the joists onto the insulation, and do not go up in the middle of a Houston afternoon. Early morning, and stay on the framing.

Does Adding More Reset the Clock?

Partly. Topping up restores depth and R-value, and if the existing layer is dry and clean that is a perfectly good answer. But if the reason your attic is underperforming is air leakage rather than depth, adding more material on top does not fix it. It covers it up, and covered-up gaps are harder to find next time.

That is the whole reason we measure and photograph before quoting anything. Depth is easy to see. What is underneath it is the part that decides whether you notice a difference.
