On documentation

For portfolio and multifamily work the photographic record is often as valuable as the insulation. It is what lets you show ownership what was done, defend a capital expense, and prove condition at a point in time. We produce it as standard rather than on request.

What We Will Tell You Straight

If a building's comfort problem is a duct problem or an equipment sizing problem rather than an insulation problem, we will say so. Insulation is what we sell, but selling you insulation that does not fix your complaint costs us the relationship, and portfolio relationships are the work we are actually trying to build.

What size projects do you take?

Anything from a handful of apartment units to a full building envelope. For very large single projects we will tell you honestly whether we are the right fit rather than stretching to cover it.

Can you work around occupied units and business hours?

Yes. Occupied multifamily work is scheduled unit by unit around tenant access, and commercial interiors are routinely done after hours or in phases so the business keeps trading.

Do you provide a certificate of insurance?

Yes, on request, made out to whichever entity your contract requires. Send us the requirements with the bid request and it comes back with the proposal.

Do you bid to spec for general contractors?

Yes. Send drawings and the insulation spec and we will bid to it. If the spec calls for something we think is wrong for a Houston building, we will say so in writing rather than quietly substituting.

What are your payment terms?

Negotiable by project size and relationship. Standard commercial terms are workable. Progress billing on larger or phased work.

Do you handle recurring portfolio work?

Yes, and it is the work we most want. Standing pricing across a portfolio, scheduled turns, one point of contact, and consistent documentation on every property.
