Vacuum extraction straight out of the house, with photographs before and after. And an honest answer about whether your insulation needs to come out at all, because often it does not.
This is the question that decides your price, so it is also the question a less scrupulous contractor has an incentive to answer wrong in either direction. Some will tell you everything must come out when it does not. Others will blow new material over a mess because it is faster and pays the same.
There are four situations where the old material genuinely has to go:

| Water damage | Wet insulation loses most of its R-value and does not dry out in Houston humidity. It also holds moisture against your ceiling drywall. |
| Rodent contamination | Urine and droppings soak through the material. Blowing clean insulation on top seals the contamination in rather than removing it. |
| Compacted flat | Insulation works because of trapped air. Material compressed to two or three inches has lost most of its R-value and will not fluff back up. |
| Air sealing is needed | You cannot seal gaps you cannot see. The floor has to be cleared to expose the penetrations, seal them, then reinsulate. |
If your existing layer is dry, loose, evenly spread and free of contamination, topping it up to the right depth is cheaper and completely legitimate. We will tell you that, and we will show you the photos that support it. A contractor who cannot produce a photograph of the reason either did not look properly or there is nothing to show you.
We measure current depth and R-value in several places, check for moisture, staining and pest activity, and photograph what is up there before anything is touched.

With the floor clear we can see what was hidden: unsealed penetrations, roof leaks, disconnected bath fans, blocked soffit vents. This is where most of the real problems turn up.

Removal on its own is rarely the whole job. With the attic floor exposed, this is the only practical moment to seal the air leaks in your ceiling, and then insulate back to the correct depth. Doing those three steps in one visit is why we quote them together.
Often, no. Clean, dry, evenly settled insulation can usually be topped up, which is cheaper and perfectly correct. Removal is genuinely necessary when the material is water damaged, contaminated by rodents, compacted flat, or when the attic needs air sealing underneath. We photograph what we find so you can see the reason rather than take our word for it.
With a commercial vacuum. We run a large hose from a truck or trailer through the attic hatch, work the attic floor systematically, and the old material goes straight into sealed collection bags outside the house. It does not get carried through your hallway in trash bags.
Most Houston attics take two to four hours to clear, depending on square footage and access. A full removal, air seal and reinsulate is usually still a single visit.
It should not. The vacuum hose runs out of the house and the material never enters your living space. We lay protection along the access route and clean the area before we leave.
If your home was built before about 1990 and the attic contains a loose, pebbly, grey-brown material, stop. That may be vermiculite, and some vermiculite contains asbestos. We do not disturb it. It needs testing first, and if positive, a licensed abatement contractor.
